Property Description: Lakeview Hills is comprised of five parcels totalling 1,951 picturesque acres on the southeast side of Joe Pool Lake. Location and Access: Lakeview Hills is located in the southern Mid-Cities area of the Metroplex in the same location south that DFW Airport enjoys in the northern Mid-Cities area. State Highway 360 provides a direct route to DFW Airport in approximately 20 minutes. Additionally, the parcels are easily accessed via U.S. Highway 67, Interstate 20 and U.S. Highway 287.
Zoning: Parcels One, Two and Three in the City of Cedar Hill are zoned local retail and single family. The single family designations include a combination of 10,000 sq.ft., 22,000 sq.ft. and one acre lot minimums. Per Cedar Hill's Future Land Use Plan, the frontage parcels on U.S. Highway 67 are projected to be developed as either commercial, retail or corporate campus. Parcels Four and Five in the City of Grand Prairie are unzoned. Per Grand Prairie's Comprehensive Plan for its extra territorial jurisdiction (E.T.J.) area, these two parcels are envisioned to be mixed density residential development with attendant commercial/retail. However, both cities have indicated a willingness to rethink their projected land usages for any or all of the tracts in order to achieve the highest and best use, thereby maximizing the respective cities' tax bases and ad valorem tax revenues.
Topography: Lakeview Hills' rolling terrain is reminiscent of the "hill country" surrounding Austin in Central Texas. Elevations vary from 870' above mean sea level near U.S. Highway 67 sloping down in a westerly direction to Joe Pool Lake at an elevation of 520' above mean sea level. The approximate 350' of topographical change offers numerous opportunities to locate both commercial facilities as well as residential uses that will enjoy panoramic bluff views unique in the Metroplex and north Texas.
Education: Cedar Hill I.S.D. serves the Dallas County area while Midlothian I.S.D. serves the Ellis County portion of Lakeview Hills. Both school districts are well regarded locally, regularly achieve exemplary ratings from the State Board of Education and will only improve as the local jurisdictions' tax bases continue to expand.

Adjacent Development Lake Ridge, a 3,200 acre master planned community owned by Bluegreen Southwest, is being developed west and southwest of Parcels One, Two and Three and north and northeast of Parcels Four and Five. Lake Ridge, like Lakeview Hills, is situated atop the highest elevations in north Texas and offers sweeping vistas of water, hills, valleys and trees. Due to its success, Bluegreen Southwest's Lake Ridge has been awarded "Project of the Year" by its corporate parent four times since 1997. Further, Windsor Hills, a 1,700 acre mixed-use development adjacent to Parcel 5, has recently achieved the approval of a Special Utility District and begun development of its first lots.
Area Amenities Joe Pool Lake, an Army Corps of Engineers' lake with more than 7,500 acres of water surface, is located adjacent to Parcels Four and Five. In addition to the recreational fishing and boating opportunities available on the lake, over 5,100 acres of park land surround Joe Pool Lake within ten minutes of Lakeview Hills. Cedar Hill State Park, the largest of the parks at 3,600 acres, offers camping, playgrounds, boat ramps, mountain/touring biking trails and a marina. This park achieves more than 2,000,000 visits annually, and three times has achieved the highest attendance of any state park in Texas. Further, the championship-grade Tangle Ridge Golf Club is located less than five minutes from the Lakeview Hills parcels.
